Review the claim behind each image

Check the images and copy together. A terrace photo can suggest private ownership even when use is limited by the governing documents; a staged room can imply a bedroom without settling the property's legal or physical status. Identify any feature whose wording depends on a measurement, approval, or ownership record, and verify that support before approving the description. Keep an internal note of what evidence established the statement.

For edited or virtually staged images, ask what was changed and how the change will be disclosed. Do not use editing to remove a material defect or create a permanent feature that does not exist. Review for private documents, screens, family information, and other unnecessary occupant details. Finally, compare the approved material with the property's current state after preparation or weather events. If a material fact changes, update the presentation and follow the appropriate disclosure process. Honest marketing is easier to maintain when every important claim has an identified source and the owner knows who can approve a revision.

  • Illinois Residential Real Property Disclosure Act

    Covers residential real property improved with one to four dwelling units, units in residential cooperatives, and condominium units. Section 15 lists exempt transfers, including transfers pursuant to court order such as probate-court transfers in the administration of an estate (15(1)), transfers by a fiduciary in the course of the administration of a decedent's estate, guardianship, conservatorship, or trust (15(3)), and transfers from a decedent pursuant to testate disposition, intestate succession, or a transfer on death instrument (15(5)). Under Section 5, "seller" does not include a beneficiary who has both never occupied the residential real property and never had management responsibility for it. Section 30 requires a written supplement if, before closing, the seller becomes aware of an error, inaccuracy or omission in a prior report. Check scope and exemptions with an Illinois attorney; do not assume every transfer uses the same disclosure.
