Turn the package into a decision record
Inventory what arrived, the date of each document, and what has not arrived. A package can be thick without being current. Read the declaration and rules for your intended use, then connect the financial material to the building's maintenance plans. If a roof project appears in minutes, find out whether its scope, estimate, funding, and approval status are documented. Keep those answers distinct; discussion of a project does not by itself establish an approved assessment.
Ask your attorney to identify legal issues and your lender to identify financing requirements within their respective scopes. Your own task is to understand how unresolved issues affect affordability and daily life. For example, a planned facade project might be manageable financially but disrupt access or balcony use during a period that matters to you. Summarize the open questions and set a response date before the contractual decision point. If documents arrive late, ask how the contract handles the problem rather than assuming the review period automatically restarts or that staying silent preserves your rights.
- Check document dates.
- Connect projects to funding.
- Record missing items before the deadline.
