Build a range you can use
Create at least a base case and a less favorable case. In each, subtract the same categories rather than allowing a higher price to hide omitted charges. Start with a current payoff request or identify that the balance is only an estimate. Add transaction expenses based on the agreements and quotations you actually have. Keep preparation spending already incurred separate from the closing statement, while still including it in the household's total financial picture.
Then show when the money would be usable. A sale that closes after your replacement purchase requires a different funding plan from one that closes beforehand. If an estimated tax consequence affects affordability, have it reviewed without treating cash proceeds as the gain calculation. Finally, place moving, overlap, storage, and reserves beside the worksheet. The purpose is a realistic decision range, not a universal net percentage. Update the assumptions when contract terms change, because a concession, repair, possession arrangement, or delayed date can alter the usable result even when the sale price stays the same.
