Start with the property’s records

Use the lender’s principal-and-interest payment, the actual tax bill and tax year, insurance quotes, association documents and utility estimates. A seller’s exemptions or past bills may not describe your future costs. Confirm the address’s current county and taxing authorities; the municipality name alone is insufficient.

The suburban profiles link to locally applicable research. Keep one-time closing expenses, special assessments and repair projects in a separate plan. This worksheet does not calculate a loan payment, determine tax liability or predict future increases.

  • Enter each charge once. If association fees include a utility, include only your additional utility cost.
  • Use the cash-to-close worksheet for purchase and sale settlement amounts.
  • Enter an explicit zero when a cost does not apply; leave genuinely unknown amounts blank.

Separate financing from escrow

A lender’s total payment may include taxes, property insurance and mortgage insurance as well as principal and interest. Enter only principal and interest in the financing field, and place the other amounts in their separate fields. Adding taxes or insurance to an already inclusive payment counts the expense twice.

Check the projected payments in your Loan Estimate or the breakdown on your current statement. If you cannot separate the components, leave the financing amount unknown until the lender or servicer confirms it. An explicit zero is appropriate when there is no financing payment.

A planning budget, with its limits visible

This is a sum of your entered recurring costs and a separately chosen maintenance reserve. It supplies no rates, municipal tax estimates or Census medians. The reserve is a budgeting assumption, rather than a component of the ACS selected monthly owner-cost measure. Review special assessments and deferred repairs separately.
